Annual dues are payable every January to The Ranch Filing #3 HOA at the
PO Box address above.
Dues cover:
the perimeter fence, snow removal and landscape maintenance along Pecos and 112th, our signage, HOA operational costs, insurance, required reserves, and maintenance of the common areas.

BOARD OF DIRECTORS
Board elections occur during specific annual meetings. Members of the Board are made up of homeowners who've selflessly volunteered their time to help keep The Ranch a great place to live. Like you, they have families, jobs, hobbies, passion projects, life obligations, etc.
The term of office for each individual is listed below. The board will follow the HOA governing documents to manage board vacancies.

Meet the 2022 Board of Directors

Helen Kamin, President for 2023 : President.RF3@gmail.com Term through 2024
President - Facilitates and ensures regular meetings; oversees all projects, making sure they're on task and not delinquent.
​Although I'm a recent homeowner in Filing 3, my father lived here for many years and I'm familiar with the community and its residents. I have a background in law, having been a paralegal for many years, both in private firms and a school district, and therefore understand compromise and collaboration. In my practice at a real estate firm, I worked on many CC&Rs, both developing them and interpreting them. I've been a volunteer in many community projects and organizations, and would like to continue to do so for Filing 3. I believe good communication is essential for the smooth operation, and confidence in, an organization. I'd like to serve on the Board to give back to my community, protect property values, and maintain the quality of life in Filing 3.

Communications Officer - Liaison with neighborhood via website, facilitates special mailings
Robin Jamison is a psychotherapist, end-of-life doula, and artist. In her spare time, she enjoys singing and dancing, cooking, reading, writing, organic gardening, vermiculture, beekeeping, and spreading joy. Robin moved to The Ranch in 2008, following a 2-year stint in New Mexico and, prior to that, she lived in the Washington DC area for 20 years, where she worked as an artist, webmaster, and small business owner. Robin shares a home with her adult daughter, Erica, and two “4-legged hooligans,” Daisy Louise and Kitsu. Robin is also blessed with another daughter, Shannon; a son-in-law, Ben; and two adorable granddaughters, Lucia and Josephine, who live in Denver.
Robin’s goals, during her interim on the Board, are to promote neighborliness, healthy communication among homeowners, encourage teamwork and environmentally-friendly approaches for neighborhood beautification, and celebrate those who make The Ranch a great place to live.



Tim Koehler, Treasurer for 2023 : Treasurer.RF3@gmail.com Term through 2024
Treasurer - Handles financial aspects (annual dues, payables, receivables, financial statements)
Tim and his family have lived in the Ranch neighborhood since 2013. He and his wife Lori have two grade school aged children, as well as two canine family members, and appreciate the community feel the Ranch has continually offered since they moved here. Prior to living here, the Koehler’s resided in Chicago. Tim likes to be involved in the recreational sports his children play and often volunteers to coach their teams. On the weekends he likes to mountain bike, play golf and when the calendar turns towards snow, skiing with his family in Winter Park. Professionally, Tim is the CFO for a small food manufacturer in Boulder. He has worked with the same company since moving to Colorado and much like the Ranch, likes the atmosphere and environment of a small close knit community.

Karen Davis, Vice President for 2023 : VicePresident.RF3@gmail.com
Term through 2023 Vice President - Oversees grounds; handles work with landscaper and CAM projects. Karen is a Colorado native. She has 3 daughters and has lived in her home in The Ranch for 25 happy years. Karen lost her oldest daughter when her granddaughter was born 7 years ago, so Karen has the joy and privilege of raising this precious little girl. Karen is a Sr. Talent Acquisition Manager, and the head of HR for HGS AxisPoint Health. HGS is a global healthcare provider. Karen enjoys figure skating and was a figure skating coach until a few years ago. Karen belongs to several dog rescue societies and has given home to 6 senior dogs that had no other hope. Five of the rescues have passed after the last few years of their life being spent with comfort and joy. Karen currently has a small terrier mix with many health issues, Cyrus. Cyrus is doing well, and hopefully, will enjoy many years to come, Karen's mission for The Ranch is to help keep it the wonderful and welcoming home it has always been to her. A community that supports neighbors and strives to be the best place to live.

I have lived in the ranch since 2011. I have served as both a member of the ACC and the HOA. I feel it is important that we all do what we can to support our community and help maintain those elements that make this a great place to live.
